<p>The Empire East Land Holdings Inc, the developer of San Lorenzo Place, is an affiliate of Megaworld Corporation (and therefor a sister company of Suntrust Home Developers Inc. Empire East is the company behind Gilmore Heights, Governor's Place and Laguna Bel Air.</p>
<p>Being situated at the corner of Chino Roces and EDSA, San Lorenzo Place is very close to several major establishments. Don Bosco School, and malls like Makati Cinema Square and Walter Mart are just few minutes away. The recently opened Alphaland Southgate Mall is just across EDSA. The MRT Magallanes station stands right next to San Lorenzo Place, making travel to different parts of Metro Manila easier.</p>

<p>The Rockwell Land Corporation, the developer of the Grove, is a property development company established by Lopez Group, making it sister companies with ABS-CBN and Meralco. It is the company behind the development of Rockwell Center in Makati, where the Powerplant Mall, Ateneo Graduate School and a number of other residential and commercial buildings are located.</p>
<p>The C5 Road, now officially called E. Rodriguez Jr. Avenue, is a haven of several other land developments. Tiendesitas, located just across the road, has several establishments for shopping, dining and other leisure. Just around 5 minutes away is the Eastwood City Cyberpark in Libis, where a number of nightlife establishments and BPO Centers made it their home. The Grove also stands close to Ortigas Avenue, making places like Greenhills, Ortigas Business Center and Medical City easily accessible.</p>

			<content:encoded><![CDATA[<p>The One Archers Place is a residential twin tower situated along Taft Avenue and at very close proximity to De La Salle University. It stands between Andrew Gonzales Building and Castro St with it's other side along Fidel Reyes St. (Agno).</p>
<p>This two-tower condominium was developed by Eton Properties Philippines Inc., which was established in Hong Kong in the 1980s. The company operates not just in the Philippines but also in Hong Kong and mainland China. It is a member of the Lucio Tan Group of Companies and sister companies with Allied Bank, Philippine National Bank and Philippine Airlines.</p>
<p>One Archers Place is surrounded by several different establishments including the buildings that constitute the De La Salle University main campus. It stands next to Andrew Gonzales Building, and the Science and Technology Research Center (STRC) and Enrique Razon Sports Center on its back. It is walking distance from De La Salle - College of St. Benilde and St. Scholastica's College, as well as from Harrison Plaza and Rizal Memorial Sports Complex.</p>
<p><img class="alignright size-full wp-image-258" title="one archers place model unit" src="http://prefr.hub.ph/samples/one-archers-place-model-unit.jpg" alt="one archers place model unit" width="230" height="173" />Each tower has three elevators and mail room. Other building features include stand-by emergency power, 24-hour security, fire and smoke detection system and centralized garbage room. The two-storey Green Podium that joins the two towers will also operate as a mall.</p>
<p>As of the date of the writing of this article, one of the two towers are already sold out but the other tower is still open for selling. The turn over date of One Archers Place in on 2010.</p>

<p>Nobleland Ventures, Inc., the developer of the Exchange Regency was established in 1994 as a real estate development subsidiary of The Linton Group, one of the olderst and largest steel companies in the Philippines and consistently counted as one of the top 1000 corporations. Some of the most recent projects of Nobleland Ventures Inc., are Leighton Place Townhomes, The Salcedo Park Twin Towers and E-Square Mall.</p>
<p>The Exchange Regency, being situated at the Ortigas Business District, stands very close to several different establishments like office buildings, schools, and malls. There are too many office buildings in the Ortigas Business District to mention but the biggest ones are the Meralco Center along Ortigas and the San Miguel Properties Center located at the corner of San Miguel Ave. and Julia Vargas Ave. Some of the nearby malls and leisure places are SM Megamall, Robinson's Galleria, The Podium and Metrowalk. Some of the nearby schools are Lourdes School, University of Asia and Pacific (UA&amp;P) and  St. Paul College. It is also very close to The Medical City.</p>
<p>Some of the amenities of the Exchange Regency are infinity pool, sunken dech, jacuzzi, sauna, kid's playground, function room, library lounge, meditation area and fitness gym. The condominium is also Wi-fi enabled.</p>

<p>Some of the available units are 1 BR, 2 BR, 1BR Loft and 2 BR Loft. It is currently at pre-selling stage and its projected turn-over date is on year 2011.</p>

<p>This three-tower project was developed by Camella Prestige, the arm of Camella Homes responsible for developing residential towers. Camella Homes is known more as developer of affordable homes and subdivisions. Its sister companies are Britanny Corporation and Crown Asia, all are subsidiaries of Vista Land and Lifescapes Inc.</p>
<p>The Trevi Towers is close to several establishments. It is close to Don Bosco Technical Institute and St. John Bosco Parish, and also to shopping malls like Makati Cinema Square and Walter Mart. It's located only 1 km away from Makati Central Business District (CBD) and also a few minutes away from EDSA and Mantrade.</p>
<p><img class="alignright size-full wp-image-206" title="trevi towers amenities" src="http://prefr.hub.ph/samples/trevi-towers-amenities.jpg" alt="trevi towers amenities" width="230" height="148" />The Towers 1 and 2 of Trevi Towers is scheduled for turn over on 2011 and 2012 respectively (I still need to find information for Tower 3). Each unit has its own balcony The ground level of the podium will accomodate commercial establishments while floors 2 to 5 serve as parking for residents.</p>

<p>SM Development Corporation, the developer of Princeton Residences, is the real estate development arm of SM Prime Holdings Corporation, the same company that built and manages the various SM Malls. Base on the information that I obtained from flyers and websites, it will be one of the rare instances wherein SMDC will be building a residential condominium that is not nearby an SM Mall, unlike their previous projects such as Grass Residences, Fields Residences and <a href="http://prefr.hub.ph/sea-residences/">Sea Residences</a>.</p>
<p><img class="alignright size-full wp-image-197" title="princeton residences model" src="http://prefr.hub.ph/samples/princeton-residences-model.jpg" alt="princeton residences model" width="240" height="156" />Despite not having a nearby SM Mall, Princeton Residences has a few notable landmarks nearby such as St. Paul College, Gilmore IT Center, Broadway Centrum and German Cultural Center. However, its proximity with LRT 2 Gilmore station will provide its unit owners with easy access to various establishments in Metro Manila such as Divisoria, Araneta Center and up to Ateneo de Manila University.</p>
<p>All units in Princeton Residences will be fully furnished. Some of the appliances included in each unit are air conditioning system, range hood, LCD TV, queen size bed, and toilet &amp; bath fixtures.  Unit types include studio type, 1 BR and 2 BR. Some of the amenities are swimming pools, pool cabana and lounge area. Colayco Jr. together with some former colleagues and investors. Mr. Licuanan worked previously as president of Ayala Land and as presidential adviser for the Subic-Clark Alliance for Development. Mr. Colayco, on the other hand, was formerly the CEO of Laguna Property Holdings Inc., currently known as Avida Land.</p>

<p>This 15-storey, six-tower condominium is a project of SM Development Corporation (SMDC). SMDC is a subsidiary of SM Prime Holdings, the company that brought us the well-known SM Malls,  supermarkets such as Save More, and high-end establishments like The Podium. It is the company behind other residential developments like Field Residences in Sucat,  Paranaque (near SM Sucat) and Grass Residences in North EDSA, Quezon City (near SM City North EDSA).</p>
<p><img class="alignright size-full wp-image-139" title="sea residences model unit" src="http://prefr.hub.ph/samples/sea-residences-model-unit.jpg" alt="sea residences model unit" width="200" height="150" />Sea Residences is very close to SM Mall of Asia (a usual trend in residential developments of SMDC being close to an SM Mall) but there's more to it. It's because SM Mall of Asia is not just a mall. It's an integrated land development that also includes One E-Com Center, an IT and BPO (business process outsourcing) hub and San Miguel by the Bay, a strip of nightlife establishments with bars and live bands.</p>
<p>Sea Residences is also close to Manila Doctors' College, a school offering health-related courses located along Diosdado Macapagal Avenue. Also in Macapagal Avenue is a cluster of restaurants with wet market where you can buy meat, fish, vegetables and other ingredients and have the staff of the restaurant of your choice cook it for you. Moreover, Sea Residences is located at a walking distance away from the Shrine of Jesus Church.</p>
<p>Amenities in Sea Residences include club house, function rooms, swimming pools, spa, mini theater, playground, tropical garden and jogging trail. Celadon Manila will also include a retail and leisure venue under the supervision of Ayala Malls. It is located at Felix Huertas St., Sta Cruz, Manila, where San Lazaro Hippodrome use to stand. It is near University of Santo Tomas (UST) and SM San Lazaro.</p>
<p>This four-tower condominium was developed by Alveo Land Corporation. Formerly known as Community Innovations Inc. (CII), Alveo Land is a fully-owned subsidiary of Ayala Land Inc. dedicated in building homes to answer the needs of urban achievers. It is the company behind community developments such as Verdana Homes (Bacoor and Mamplasan), The Columns (Ayala Ave. and Legaspi Village, both in Makati), and Two Serendra.</p>
<p><img class="alignright size-full wp-image-116" title="celadon park living room" src="http://prefr.hub.ph/samples/celadon-park-living-room.jpg" alt="celadon park living room" width="200" height="147" />Celadon Manila is very different from other integrated communities because aside from office building, commercial establishments and residential towers, it also include a horizontal community development. Celadon Residences is community of town homes where each unit owner owns a house and a lot. While many developers are now starting to develop integrated communities as oppose to stand alone condominiums, this is the first time I've encountered an integrated community that also includes both horizontal and vertical developments.</p>
<p>Amenities in Celadon Park include a lounge pool, meditation gardens, viewing deck, private massage cabanas, swimming pools, gyms and health centers.</p>

The property is located besides <em>San Miguel Corporate Headquarters</em> and across <em>EDSA Shangri-La Hotel</em>.</p>
<p><strong>Robinsons Land Corporation (RLC)</strong>, the developer of Sonata Private Residences, is the real estate subsidiary of <em>J G Summit Holdings Inc.</em> It is also responsible for the development of <em>Robinsons malls</em> (Galleria, Ermita/Midtown and Pioneer/Forum) as well as other residential towers like <em>Gateway Garden Ridge</em> and <em>One Gateway Place</em>.</p>

Each tower has a reception area and four elevators. While the Sonata Private Residences is located near St. Francis St., the land property of RLC actually extends up to San Miguel Ave. In the part of the land area near San Miguel Avenue will soon rise <em>Sonata Tower</em>, an office building, and a currently unamed deluxe hotel.</p>
<p>Meaning, the Sonata Private Residences is already near offices and hotels, and yet RCL will still construct another hotel and another office building right next to it.</p>

The towers also have 24 hour security, centralized sanitary disposal system, centralized mail room, water reservoir and CCTV room.</p>
<p>Sonata Private Residences is currently in preselling stage. Ground breaking is scheduled this coming October 2009.</p>
